Citadin. Rezoning application.
This entire city block in Uptown's Historic Fourth Ward will soon be
completely renovated into The Citadin. Offering various styles of
Uptown urban living from townhomes and brownstones, and studios to
penthouses. Phase 1 will offer 1 and 2 bedroom condos and prices
ranging from around $170k to the lower $400s. When complete, this
development will be comprised of two 10 story buildings and two 25
story highrises with a central landscaped courtyard including a
pavillion, swimming pool, fitness center, etc.
The Fourth Ward mid-rise is expected to house 510 units on the site
of Fourth Ward Square Apartments, which are expected to be torn down
in April (Observer's Doug Smith column, September 24, 2007). When
contacted, Citadin's representative assured us that "something
big" would be announced in early 2008.

will rise 20 stories and include a restored Carolina
Theatre with a 1,400-seat auditorium for movies, restaurant,
offices and 20 residential condos.
It will be priced at $1.7 to $5 million for 3,000 to 7,000 square
foot condos overlooking
Charlotte
.With the option to combine units either vertically or horizontally.
In addition to the auto elevator, each unit will have a separate
residential elevator that opens directly inside the condominium
Additional features will include a private, rooftop swimming
pool, balconies, and a resident’s amenities floor. The Encore is
located at 6th and North Tryon with the Bank of America Corporate
Center only 1 block away and
Hearst
Tower
is adjacent to the condos. |

The
Brooklyn
Village
project in uptown's Second Ward is similar to other mixed-use
projects in some ways, with condominiums, apartments, restaurants,
retail and office space all part of the plan.
But
the Spectrum
Properties development has a larger goal -- rebuilding
the
Brooklyn
community that was bulldozed decades ago in the name of urban
renewal.
It
is a key component of the city's Second Ward master plan, which
envisions
Brooklyn
Village
as a vibrant neighborhood with varied architecture, a mix of incomes
and street-level retail around a new urban park.
Among
other things, that means a large chunk of the project's condos are
expected to sell for $200,000 to $400,000, addressing a major need
for work-force housing for singles and families, according to
Michael Smith, president of Charlotte
Center City Partners.
The
most recent plan calls for a building with 284 apartments, including
30 rent-controlled, affordable units and other work-force housing.
Another 420 condos and apartments are planned, also including
work-force housing. The plan approved by
Mecklenburg
County
commissioners in January does not specify the mix of for-sale and
for-rent units in the three residential buildings. |
